Size, description, scope:

Sky Ranch, Neighborhood A, is a portion of the overall Sky Ranch subdivision. Neighborhood A consists of single-family detached lots with varying product types. J3 Engineering Consultant's scope for the project was site development including assisting the planner with site layouts, grading, utility design, street design, and drainage plans.

Project details:

Development consisted of approximately 800 single-family traditional, alley-load, cluster, and patio home lots within Arapahoe County. This neighborhood was to be the first of six neighborhoods, each about a quarter section of land near I-70 and the future Monaghan Road. 

Design challenges/resolution:

The greatest challenge was to deliver a complete construction set for submittal within a 4-1/2 month period.  This was accomplished by the J3 team on-time and on-budget. While designing the site, we also value engineered a way to eliminate a proposed sanitary lift station and service more units with the first neighborhood than had been anticipated.
