NeuTowne at Parker, Filings 1A and 1B, Town of Parker, Colorado

 

Size, description, scope:

Complete design of single-family detached, small lot cluster residential product, multifamily 6-plex units and central park with pool clubhouse. The total project encompasses approximately 117.28 acres and includes more than 300 units. The full-service scope included overlot grading, detailed grading, water and sanitary sewer designs, storm sewer design, street horizontal and vertical design and the redesign and retrofitting of existing facilities designed by others. Additionally, the ongoing design of 2,000 linear feet of arterial roadway includes coordination between multiple projects and ownerships. J3 Engineering Consultants was also responsible for construction management for portions of the project and coordination with the Town to obtain initial acceptance.

 

Project details:

Filings 1A and 1B consist of 180 single-family units, 69 cluster units and 14 multifamily buildings. Tight timeframes for approvals, reconstruction, and retrofitting existing infrastructure designed by others was critical.

 

Design challenges/resolution:

J3 was charged with determining the planning and engineering implications of a new product offering the cluster units for our client. This entailed meetings with the architect, client, and governing municipalities to determine product constructability. Additional design challenges included planning for a Parker Water and Sanitation District well and pump house facility on site, redesign and retrofitting existing infrastructure designed by others and the signing and striping of adjacent arterial roadways originally designed by others was updated by J3 to meet the Town’s performance standards.
