Montrechez Filings 2 and 3, City and County of Denver, Colorado

 

Size, description, scope:

The Montrechez subdivision is a dynamic multifamily development encompassing approximately 7.9 acres with 57 units. The scope of services for this project included a detailed grading plan for the site based on existing infrastructure servicing the units while incorporating new architectural updates to the proposed buildings, analysis of the existing drainage facilities and modification of the existing detention/water quality pond.

 

Project details:

J3 Engineering Consultants worked together with the project architect to determine product mix design and grading constraints for the detailed grading of the site. Additionally, suggestions were made and implemented to allow the architecture work better with the grading limitations of the site.

 

Design challenges/resolution:

Designing the site to work with minimal reconstruction of existing infrastructure while maintaining positive drainage patterns on site. This was accomplished by working with the project architect to identify unit flexibility to better incorporate the terrain on site. Additionally, J3 worked with the municipalities to regrade the existing detention pond configuration.
