Size, description, scope:

JTS Farms is a 270-acre rural development located in Douglas County. This executive community is home to fifteen 5-acre lots, a private horse facility, a community barn, cow herd, and approximately 200 acres of dedicated open space. J3 Engineering Consultants was hired to plan and engineer the project through the rural site plan process. This included the resource conservation exhibit identifying important geographical areas and view corridors on the site.

Design challenges/resolution:

The major design challenge for the site was minimizing grading impacts in order to maintain the integrity of the existing topography. This was accomplished by walking the site to better understand and designate with the Client areas of protection and to evaluate alternative alignments. The subsequent site design and planning then incorporated the areas of protection and Client input to ensure the best result.
