High Point at DIA, City and County of Denver and Aurora, Colorado

 
Size, description, scope:

The High Point at DIA subdivision is a 1,700-acre master planned development located within the City and County of Denver and within the City of Aurora. This community is comprised of mixed-use residential, multifamily-family development, commercial development, and civic uses. The project scope has included the design of over 600 single-family detached homes, with both traditional lots and alley products. The scope has also included an urban drainage regional detention pond, an urban drainage regional channel including drainageway improvements and a regional trail, a state charter school, a central park with pool and clubhouse, a temporary charter school campus and regional improvements such as arterial road and main thoroughfares, City infrastructure main lines for water and sanitary sewer and mass grading analysis for future project phases.

 

Project details:

The infrastructure for the site was tailored to different builders by incorporating specific lot grading templates, utility depths and service-later locations, customized lot-specific grading and by working with the builders to determine architectural and site-specific needs.

 

Design challenges/resolution:

Demanding timelines for project completion was a challenge for this project and was resolved by preliminary meetings with the reviewing municipalities and familiarization with the required procedures. The project is multifamily-jurisdictional and with different criteria and review processes. This was resolved via project phasing and kick-off meetings to discuss processing with the involved municipalities.
